Rental Policies

We thank you for selecting Arrived for your vacation rental. We hope you enjoy searching and booking a vacation home with our easy-to-use website. Please read our Terms & Conditions carefully:

Guest(s) entering into a rental agreement with Arrived will be the occupants of vacation rental.  Guest(s) will not be permitted to enter the vacation rental until all balances are paid in full and rental agreement is signed, dated and returned with a copy of current valid driver’s license and/or current passport.

Age Requirement

The person making the reservation, the principal guest, must be at least 25 years of age and must occupy the rental property the entire term of the reservation. Proper identification is required to check-in to the home. If the principal guest who made the reservation is under the age of 25, the individual and guests will not be allowed to check-in and no refund will be issued.

Check-in and Check-out Times

Check-in time is 4 p.m. and check-out time is 11 a.m. No early check-ins, please. This ensures that your home is completely ready before arriving. Late check-outs of more than 15 minutes (unless previously arranged) may be available depending upon occupancy and will incur a $50 late fee charged to your Visa, Mastercard or Discover credit card. Reservation Fee

To confirm your reservation, we ask for 50% of the total amount including room rental, taxes and fees. The remaining balance is due 30 days prior to arrival. We reserve the right to maintain rental rates based on availability, services and/or as deemed necessary to maximize business and availability. Until confirmed, rates are subject to change without notice.

Cancellation Policy

A minimum thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% cancellation fee or $75, whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, may forfeit the full advance payment and/or reservation deposit.

We accept Visa, MasterCard and Discover credit cards.

Pet-Friendly Rentals

Pets are allowed in only our “pet friendly” homes with prior approval and a $15 nightly fee per pet. To avoid any inconvenience, please confirm that the home you are reserving is pet friendly. Pets are not allowed on the furniture or bedding at any time. Pets must never be left at the home alone unless they are crated. Please clean up all pet refuse. In the event our housekeeper must clean this, you will be billed at a rate of $50 per hour, with a one-hour minimum, which will be charged to the credit card provided.

Maximum Occupancy

The maximum occupancy is specific in your reservation and is based on the home’s ability safely and comfortably accommodate our guests. An additional charge of $50 per person, per night for each additional guest above the allowed maximum in the home will be assessed.

Minimum Stay Requirements

Many of our properties have minimum stays of three nights. Some homes have longer stays during summer and other peak seasons. Please contact us for details and special requests.

House Keys

Please leave one set of keys in the lock box upon departure and the second set in the home. There is a $25 charge for each lost key, or key not left in these areas upon check-out. One garage door opener is available to you, and must be left with the keys in the home upon check-out for your use. There is a $125 fee for a garage door opener that is not returned.
